The concrete driveway was moderately cracked. Cracks that progress to a separation of 1/4″ and more would be an indication of settlement, heaving, or structural problems. Cracks may present a tripping hazard. A qualified contractor should evaluate and repair as necessary.
Gaps at intersections of the siding, trim, and door and window openings, as well as any other holes in the siding, should be sealed with an appropriate sealant to prevent water penetration into the wall system. A qualified contractor should evaluate and repair or replace as necessary.
Minor cracking was visible on the walkway(s) in areas. Monitoring is the minimum recommendation. A qualified contractor should evaluate and repair or replace as necessary and according to current standards.
Signs of repairs were present in the walkway(s) areas. Recommend asking the current homeowner for more information, and if repairs appear to be of poor quality it is recommended to have a qualified contractor evaluate further for any additional repairs necessary.
Dense vegetation was present around the house in areas. This condition limited and restricted my visual inspection. Dense vegetation and landscaping up against or near the house foundation and exterior walls may be prone to water penetration and insect infestation. Trimming, pruning, and some landscaping are recommended by a qualified contractor
The sump pump discharge pipe did not terminate far enough away from the foundation. Erosion can continue or become worse if not corrected possibly leading to water intrusion. This condition may cause problems by introducing excessive amounts of moisture to the soil near the foundation. A qualified contractor should evaluate and install a proper extension, to properly route drainage away from the foundation, usually at least 6 feet.
A vent connected to the clothes dryer was clogged and is a potential fire hazard. A qualified contractor should evaluate to clean, repair, or replace as necessary.
The downspout (s) need to have extensions reconnected. This condition may cause problems by introducing excessive amounts of moisture to the soil beneath the foundation. Excessive moisture in the soil supporting the foundation can affect its ability to support the weight of the structure above and may cause foundation damage from soil movement. When moisture is introduced to the foundation it could also cause possible mold growth. A qualified contractor should evaluate and repair or replace as necessary and according to current standards.
An interior wall in the garage was damaged.
Recommend a qualified contractor to evaluate and repair or replace as needed.
A supply register was missing the cover. A qualified contractor should evaluate and repair or replace as necessary.
The vent hood light was not working at the time of inspection. A qualified contractor should evaluate and repair or replace as necessary.
The refrigerator was damaged. A qualified contractor should evaluate and repair or replace as necessary.
The door would not latch when closed and may need adjustment at the strike plate to latch properly. A qualified contractor should evaluate and repair or replace as necessary.
The ceilings showed evidence that moisture was entering from behind possibly including damage and deterioration. A qualified contractor should evaluate and repair or replace as necessary.
If a shower drain is not level recommend a qualified contractor for reevaluation and repair as necessary
The electric meter was not installed at an improper height and should be between 4 feet and 6 feet from the ground surface.
A qualified contractor should evaluate and make any necessary adjustments.
The combustion air supply for this appliance was not present. A qualified contractor should evaluate and make necessary corrections according to current standards.
The fresh air supply is recommended by manufacturers for the efficient operation of fuel-burning appliances. Years ago, the air could come from inside or outside the building, however, more recent standards prefer for combustion air to come from the outside only.
The water temperature was below the suggested range of 120-130 degrees. Recommend adjusting the water heater thermostat first. If water does not reach the acceptable range then a qualified contractor should evaluate and repair or replace it as necessary.
The secondary drain line was capped or not routed to a drain. If the primary drain line becomes blocked, this condition could cause condensation to not drain properly and possibly damage the unit. The inspector recommends installing a secondary drain or installing an overflow protection device. A qualified contractor should evaluate and then repair or replace as advised.
Indications of movement/settling of the concrete floor were present in the basement area. This may be a compromise to the structural integrity of the foundation or structure of the house which only a qualified structural engineer could comment on after further analysis.
Recommend a qualified structural engineer to inspect further and provide a professional opinion related to this observation.
