A bulb at an exterior light fixture did not respond to the switch at the time of inspection. A qualified contractor should evaluate and repair or replace as necessary according to current standards.

Cracking or separation was present at the concrete step(s) in areas. A qualified contractor should evaluate and repair or replace as necessary and according to current standards.

Minor cracking was visible on the walkway(s) in areas. Monitoring is the minimum recommendation. A qualified contractor should evaluate and repair or replace as necessary and according to current standards.

CORRODED – SPRINKLER SUPPLY VALVES

The lawn sprinkler system supply valves appeared to be corroded and/or leaking at time of inspection. A qualified contractor should evaluate and repair/replace as necessary according to current standards.

COULDN’T REMOVE GARDEN HOSE

The outside water faucet is connected to a garden hose. The hose could not be removed to inspect the faucet’s current operation. A qualified contractor should evaluate and repair or replace as necessary and according to current standards.

The exterior hose bib dripped from the anti-siphon when operated.

One or more downspout extensions were not properly positioned. Extensions should be properly attached with a proper slope to guide run-off 5 feet away from the foundation structure.

The garage door was hard to lift or the spring(s) did not support the weight of the door when tested.

The stairs in the garage were sloped toward the occupant door of the home. A qualified contractor should investigate and repair or replace as necessary.

The floors showed signs of minor damage and wear, particularly in high-traffic areas.  A qualified contractor should evaluate and repair or replace as necessary.

The laundry area exhaust fan was dirty. The fan could eventually become clogged or damaged if not cleaned.  A qualified contractor should evaluate and repair or replace as necessary.

The water temperature was below the suggested range of 120-130 degrees. Recommend adjusting the water heater thermostat first. If water does not reach the acceptable range then a qualified contractor should evaluate and repair or replace as necessary.

WASPS IN CABINET

There are many dead hornets in the furnace cabinet. Likely a vent needs to be screened on the outside.

 17 – Structural Crawlspace

NEEDS HANDLE

The Crawlspace opening is missing a handle and is difficult to open. A qualified contractor is recommended to evaluate and repair or replace as needed.
