
An interior door rubs at the door frame when closing. This may mean the door or frame is out of the square or that hinges may not be installed properly.

The window blind(s) were not working at the time of inspection. The blinds in the guest bedroom do not work at all. The blinds in the primary bedrooms don’t open to the entirety, leaving roughly 6” remaining to open. Recommend a qualified contractor to evaluate and repair or replace as needed.

An electrical outlet was not working. A qualified contractor should evaluate and repair or replace as necessary.
Carbon monoxide detectors were not installed within a specified distance of each room lawfully used for sleeping purposes. The inspector recommends the installation of carbon monoxide detectors in appropriate locations. Colorado House bill 1091 became effective on July 1, 2009, which requires Carbon Monoxide detectors to be installed in most properties that have a fuel-burning heater or appliance, a fireplace, or an attached garage.
There are no carbon monoxide detectors on the lower or upper levels.
The smoke detector was missing. A qualified person should replace them as needed. The existing smoke detectors were tested if present, but they are only noted as to presence and operation as of the date of inspection. Smoke detectors may work today but not work when you need them to work. This is why it is important for you to test them on a regular basis, monthly at least. Smoke detectors are recommended by the U.S. Product Safety Commission to be installed inside each bedroom and adjoining hallway and on each living level of the property and basement level.

Ground fault circuit interrupter (GFCI) Protection was not provided for all kitchen electrical outlets. Although GFCI protection of kitchen outlets may not have been required at the time in which this property was built, as general knowledge of say fielding practices has improved with the passage of time building standards have changed to reflect current understanding. A qualified contractor should evaluate and repair or replace as necessary.
There was no ventilation (exhaust fan or openable window) In the laundry area. Normally an exhaust fan or an openable window is needed for proper ventilation. A qualified contractor should evaluate and repair or replace as necessary.

The base cabinet was damaged. A qualified contractor should evaluate and repair or replace as necessary.
The toilet was slow to fill when flushed. A qualified contractor should evaluate and repair or replace as necessary.

An interior door did not latch properly. This may be that it was not shimmed properly at the jamb (too wide) or the strike plate was not in the correct position.
A qualified contractor should evaluate and repair or replace as necessary.

Screws/fasteners were missing at the electrical panel cover. A qualified contractor should evaluate and repair or replace as necessary.

The main electrical distribution panel was manufactured by Zinsco. These panels have a reputation for being problematic and further evaluation by a qualified electrician is recommended. Zinsco panels can generally be identified by a blue and silver “Zinsco” label inside the panel, an embossed “Magnetrip” label at the top of the panel face, and the colorful breakers.
- There may be components of the panel that contains aluminum.
- The connection between the breakers and the bus bar may be defective.
- The bus bar may be corroded.
- Breakers may be turned off, but the circuit could still be live.
The obsolete and unreliable Zinsco panel should be further evaluated and replaced by a licensed electrician as necessary.
Based on the age of the heating system it is recommended that it be cleaned and serviced and certified (if possible) by an HVAC professional.

The HVAC system air filter was dirty. Clogged filters can restrict airflow and increase internal temperatures. A clean air filter will help increase the efficiency and prolong the life expectancy of the system. Due to the damage that can be caused by dirty or clogged coils, recommend replacing the filter, as well as cleaning, servicing, and evaluating the HVAC system by a qualified HVAC professional and repair or replace as necessary.
The cooling system turned on but did not operate as expected by producing adequately conditioned cooled air. An ambient air test was performed to determine if the difference in temperatures of the supply and return air was between 14 degrees and 22 degrees. A qualified contractor should evaluate and repair/replace as necessary.
