The stone veneer had unfavorable gaps/missing stones in areas on both the left and right sides of the home. A qualified contractor should evaluate and repair or replace as necessary.

The eave(s)/ 4 x 4’s at the front of the home had a cut or gash. A qualified contractor should evaluate and repair or replace as necessary.

Window well(s) lacked covers and may represent a danger to small children and may trap pests. A qualified contractor should evaluate and repair or replace as necessary.

Minor cracking was visible on the back walkway(s) in areas. Monitoring is the minimum recommendation. A qualified contractor should evaluate and repair or replace as necessary and according to current standards.

Signs of repairs were present on the back walkway(s) areas. Recommend asking the current homeowner for more information, and if repairs appear to be of poor quality it is recommended to have a qualified contractor evaluate further for any additional repairs necessary.

The downspout (s) are missing the proper 6 ft. extensions. This condition may cause problems by introducing excessive amounts of moisture to the soil beneath the foundation. A qualified contractor should evaluate and repair or replace as necessary.

The concrete floor in the garage was cracked in areas. Due to expansive soils, minor cracks are to be expected in the slabs or control joints. A qualified contractor should evaluate and repair or replace as necessary.


The photo-electric reverse sensors are installed too high from the garage floor surface. The vertical distance between the photo-eye beam and the floor should be no more than 6 inches. A qualified contractor should evaluate and repair or replace as necessary.



The ceiling, walls, trim, and light switches showed various signs of minor cosmetic defects at numerous locations including all or some of the following: damage, cracks, holes, previous repairs, and/or improper repairs. A representative number of pictures were taken to provide an example. Should any of these issues appear excessive we recommend a qualified contractor should evaluate and repair or replace items as necessary.



All windows and doors had missing screens at the time of inspection. A qualified contractor should evaluate and repair or replace as necessary.


An electrical outlet was not wired to a light fixture, in the primary bedroom. There was not an installed light source in this room at the time of inspection. A qualified contractor should evaluate and repair or replace as necessary.



The supply registers supplied lower detectable heat temperatures than adjacent heat sources on the main level at the time of inspection. It is possible that the thermostat on the main level is not communicating with the furnace. A qualified contractor should evaluate and repair or replace as necessary.

The cabinets were worn/damaged in areas in the kitchen. A qualified contractor should evaluate and repair or replace as necessary.

The shower enclosure in the primary bathroom was missing at the time of inspection.

The wall was damaged or dented from the door knob in the main level guest bathroom. A qualified contractor should evaluate and repair or replace as necessary.

The water temperature was below the suggested range of 120-130 degrees. Recommend adjusting the water heater thermostat first. If water does not reach the acceptable range then a qualified contractor should evaluate and repair or replace it as necessary.

The cooling system/compressor did not operate at the time of inspection when tested. A qualified contractor should evaluate and repair/replace as necessary.
