The walkway(s) showed signs of heaving and/or settling in areas. Heaving is often caused by soil that has expanded in volume due to increased moisture content, or by wet soil which has expanded as it became frozen. Settlement is when the soil below a concrete slab is loose or it can no longer support the weight causing it to sink or crack.
- This causes cracks in the concrete.
- This creates trip hazards that could result in injury.

The outside water faucet had a leak from the knob/handle when the water pressure gauge was attached. A qualified contractor should evaluate and repair or replace as necessary and according to current standards.
One or more downspout extensions were not properly positioned. Extensions should be properly attached with a proper slope to guide run-off 5 feet away from the foundation structure.

The smoke detector was missing a battery. The existing smoke detectors were tested if present, but they are only noted as to presence and operation as of date of inspection. Smoke detectors may work today but not work when you need them to work. This is why it is important for you to test them on a regular basis, monthly at least. Smoke detectors are recommended by the U.S. Product Safety Commission to be installed inside each bedroom and adjoining hallway and on each living level of the property and basement level.


The supply register supplied lower detectable heat temperatures than adjacent heat sources at the time of inspection. A qualified contractor should evaluate and repair or replace as necessary.


The sink was cracked or damaged. A qualified contractor should evaluate and repair or replace as necessary.


The broiler element was not working at the time of inspection. A qualified contractor should evaluate and repair or replace as necessary.

The microwave vent hood vents in to the cabinet space between the top of the microwave and the cabinet above it. The microwave needs to be removed and the fan rotated forward to vent out of the top front vent on the microwave. A qualified contractor should evaluate and repair or replace as necessary.


The microwave was sparking when operating. When the metal shelf comes in contact with other metal portions of the interior of the microwave, sparking can oxide. A qualified contractor should evaluate and repair or replace as necessary.

The door was missing the ball catch at the top so the door does not stay closed. A qualified contractor should evaluate and repair or replace as necessary.

An outlet did not provide Ground Fault Circuit Interrupter (GFCI) protection. Although GFCI protection of circuits may not have been required at the time in which this home was built, safe building practices have improved with the passage of time and building standards have changed to reflect current understanding. The inspector recommends updating the existing electrical circuits to include GFCI protection. A qualified contractor should evaluate and repair or replace as necessary.


The cover to the furnace could not be removed without potentially damaging parts of the furnace. The gas line/valve was obstructing the removal of the cover creating inspection restrictions. Recommend having a qualified contractor extend the gas line/valve further from the furnace to unsure easy removal of the cover.

The secondary condensate drain line dripped onto the drip pan instead of having its own individual pipe directed to the exterior. A qualified professional should evaluate and repair or add a condensation line as needed.
The HVAC system air filter was very dirty or clogged. This condition reflects a lack of regular maintenance of the HVAC system. Clogged filters can restrict airflow and increase internal temperatures. A clean air filter will help increase the efficiency and prolong the life expectancy of the heating and cooling system. Due to the damage that can be caused by dirty or clogged coils, recommend replacing the filter, as well as cleaning, servicing, and evaluating the HVAC system by a qualified HVAC professional and repair or replace as necessary.

The exterior compressor unit was not level. Over time, this may result in noisy fan operation, damage to the fan bearings and a shortened fan lifespan, or it may result in movement of the compressor housing which can cause leaks in refrigerant lines resulting in expensive service. A qualified contractor should evaluate and repair or replace as necessary and according to current standards.
