On May 3, 2021, the Denver City Council passed a new ordinance requiring a residential rental property license for any person to offer, provide, or operate a residential rental property in the City and County of Denver. Beginning Jan. 1, 2023, all multiunit rental properties (such as apartment complexes) will be required to have applied for a license with the city and get an inspection using a third-party, certified inspection company.

By Jan 1, 2024, a license is required for any person to offer, provide, or operate a rental property including single-family homes, condo units, and rowhome units. Inspectors will evaluate the properties based on the items outlined in the City of Denver’s Residential Rental Inspection Checklist. The goal of this program is to ensure that minimum housing standards are being enforced for “public health, safety, and welfare,” according to the City of Denver.

Since the announcement of this program, Axium has been ahead of the pack getting our inspectors certified with the City of Denver to perform Rental Inspections. Currently, Axium has a total of 7 inspectors on staff that are certified, the most ICC certifications of any other inspection company in Denver!
